Am I required to make my property available to Section 8?
In the city of Phoenix and Tempe, the law includes ‘source of income’ as a protected status. This means landlords may not discriminate based on where the tenants receive their income (including government subsidized programs). -
Are you licensed?
Any company that offers any type of property management service in Arizona must be licensed. -
Can I reach you after hours?
Yes, if you send us an email, it comes to all of our cell phones. If it is urgent, we will respond. If you need us to call you, we will. We encourage all to use info@aloepm.com because all employees have access, if one does not get the email, someone else will and can help or relay a message. -
Can you put the money directly into my account?
Yes, we direct deposit your funds on the 10th, 20th and 30th of the month depending on when your tenant pays. -
Do I get to see the lease or sign it?
Yes, we will send it to the landlord to sign. If you are unavailable, or would like us to, as your legal agent, Aloe Property Management can sign all of the legal documents on your behalf. -
Do you sell real estate too?
Yes, we offer sales services exclusively to our owner-client group and we can help you buy another rental, or sell your current property when the time is right. -
How is rent collection handled?
Tenants have access to pay online via their online portal. They can set up autopay, pay by e-check, debit card, credit card, or we can accept certified funds. -
How long of a lease do you sign?
We typically sign a 12 month lease, unless otherwise agreed upon with landlord. -
How much security deposit do you charge the tenant?
Arizona law regulates many aspects of the applicant screening process including security deposit limits. Our security deposits are structured to provide maximum protection to the owner, while ensuring minimum financial impact to a qualified applicant. The security deposit standard is 1x the amount of rent. -
How soon can you start managing my property?
Right away, onboarding can be done within a day. -
Do you manage furnished or short term rentals?
No, we do not manage furnished properties or short term rentals. We specialized in long term, unfurnished rentals. -
What type of reports do I get and how often?
You will have a secure online portal, which gives 24/7 access to financial reporting. This includes monthly statements, cash flow statements, and more. -
Who holds the tenant security deposit?
Aloe Property Management holds all tenant security deposits in our security deposit trust account. This is done to comply with Arizona security deposit and trust accounting rules and regulations as determined by the Arizona Real Estate Commission. -
Can I use a home warranty company?
We strongly discourage the use of home warranty companies as they often provide a delayed, and less than exceptional experience and outcome. -
When the tenant moves out, who does the security deposit return?
When a tenant moves out, we do a property move out and complete the security deposit return process. We will withhold any funds from the tenant’s security deposit that are legally due and allowable. We will share the move out inspection with you and discuss what needs to be done. -
Do you hold reserves?
We do not require a reserve. We will pay any bills due from rent paid. If we do not have enough from rent, we will ask you to make a contribution. -
Can I be involved in the selection of a tenant?
No. You can trust us to minimize the risk of placing a poor quality tenant. We comply with all fair housing rules and regulations as well as Arizona applicant screening laws. -
Should I leave behind my washer & dryer?
If you leave your washer & dryer, you must maintain any personal property left behind. If it breaks, you will need to fix or replace it. It is not a requirement, but it is nice for a tenant to have. -
Will you manage my property if I already have a tenant in place?
Yes, absolutely. We are very experienced in taking on the management with a current tenant in place. We often take over management in situations where the tenant is delinquent in rent or the owner having a difficult time managing the current tenant.
